AgWare's Support Team believes a conceptual overview of how MAVEN works should assist new users.  MAVEN does produce efficient and fast results, but it is not an AVM (regression).  MAVEN is a "model assisted valuation" where the elements within a market are set to mirror the sale selection procedure an appraiser applies to identify the most similar sales.


The goal is sufficient sales inside the "qualifying" imaginary circle shown below resulting from the model settings.  MAVEN scores each sale "as if" it was a "subject".  Then the highest scoring sales in the sale-pool are identified based on location (distance from subject), age, property type, highest and best use, motivation, effective unit size, etc.).  


The red dots represent the specific high ranking sales that would be reported and adjusted for the final appraisal output.
